Which school district is The Tides at Arverne by the Sea located in?
The building‘s school district is Queens District 27
Is the building “family friendly”? Do you welcome children?
Absolutely! We love children! There are also many child friendly things to do in the neighborhood, such as surf lessons, skate lessons, Girl and Boy Scout troops, the Rockaway Library, as well as parks and playgrounds.
What is the parking situation?
We offer two types of parking for an additional fee. Prime Parking is $200+tax and Tides Way Parking is $125+tax. There is also street parking available in the area along Beach 69th St. and Rockaway Beach Blvd.
Are utilities included?
Cold water is included. Tenants are responsible for their own electric bill. As the appliances and heating are all electric, you will have no gas bill
Do you require renter’s insurance?
Yes. We do require renter’s insurance with liability of at least $100,000 per occurrence. This is for your protection.
Do you have a laundry room?
There is a personal washer/dryer combo unit in every apartment as well as a laundry room with additional washers and dryers for bulkier loads such as bedding.
Is there cell phone reception in the apartments?
This is dependent on your cell phone provider. Certain companies have better reception than others.
Who is the local cable/internet provider? Is it included in my rent?
Our building is wired for both Spectrum and Verizon. However, we include Wi-Fi and basic cable at no additional cost through Spectrum. Please note that basic cable includes the local channels such as CBS, ABC, etc. Other channels are available for an additional fee.
What is your guest policy?
The tenant is responsible for the actions of their guest(s) but there are no limitations on the number of guests allowed.
Can apartments be sub-leased?
No, the apartments are not to be sub-leased or rented out at all, including short term stays via websites or apps such as AirBNB or Home Away.
How do trash pickups and recycling work?
There is a refuse room on every floor. The trash would be thrown down the chute. Recycling would need to be separated into bins for plastic, metal, paper, etc.
Do tenants have a storage area for large items?
Unfortunately, there are no additional storage areas. However, if you have a surfboard to store, we recommend Locals Cooperative which is located in our retail space and allows you to store your surfboard until needed. Incredibly convenient!
How does maintenance work in case of emergency?
There is a live-in Super who is always on premises and is available in case of emergency. We have an online maintenance app available through our renter portal, so you may contact the superintendent. You may also ask our Concierge to assist you in contacting the Super to take care of the problem.
How do I make my monthly rent payment?
There are two ways to make monthly rent payments. It can be done online through a system called RentCafe. You may also pay by check and send it to our P.O. Box.
Is there a pet deposit per animal?
There is an additional fee of $350 for pets. Please note this is a one-time fee per lease agreement and it is not per pet.
What's your pet policy?
We are pet friendly up to 45 lbs. No dangerous dog breeds are allowed. Please call the leasing office if you are unsure as to whether your pet qualifies.
What is the buildings policy on smoking?
We are a smoke-free building and community. This means that smoking is not allowed inside of the apartments or on the balconies.
Is there a gym in the building?
The gym will be in Building 2 of The Tides at Arverne by the Sea. This building is currently under construction and set to open in 2020. As compensation, we provide every tenant with a year membership to the local YMCA which has a gym, pool, and fitness classes. The YMCA is located on Beach 73rd St.
You advertise white glove Concierge services. What does that mean for me?
The Concierge is available to assist our tenants in many ways:
- Responsible for meeting, greeting and directing residents and their guest(s)
- Track your dry cleaning
- Assist callers with directions or instructions for the building
- Check in guest(s) of residents
- Check in vendors for resident (dog walkers, cleaning staff, etc.)
- Check in vendors for the building
- Monitor lobby and alert residents when guest(s) is/are arriving
- Provide a 24/7 security presence on site
- Observe cameras for suspicious activity
- Keep track of keys when needed
- Document ANY incident(s) that brought up by Residents
- Assist management with any resident requests
- Call residents that had a maintenance request performed to make sure they’re satisfied with the service
The Concierge will also act as a liaison with the building’s Super in case of emergency.
Is there a dry-cleaning drop-off service in the building?
Currently, we do not offer a dry-cleaning drop-off service in the building, however we are in the process of obtaining a service provider for this need.
